Position Overview
This role is responsible for overseeing and managing the overall performance and profitability of a portfolio of properties located in mid-town Manhattan. This role involves developing and implementing effective property management strategies, ensuring high tenant satisfaction, and optimizing financial returns for property owners. The Assistant Property Manager plays a crucial role in coordinating and leading property management teams, collaborating with various stakeholders, and maintaining a strong understanding of the real estate market trends. The Assistant Property Manager will be expected to take an active role in supporting the execution of a multitude of asset-level operations under general direction from the General Manager. The Assistant Property Manager will have the opportunity to learn about the real estate business through a multi-faceted lens and gain invaluable experience with a holistic view of the firm’s management strategies. The role will initially be focused on daily operations of a 787,000 sq ft office and retail complex in New York City’s SoHo neighborhood. Primary responsibilities will include managing and overseeing all building staff, property operations, and ongoing development projects with the ultimate goal of achieving the financial and operational objectives of the portfolio.
Supervisory/Leadership Responsibilities

- Foster positive relationships with tenants and address their concerns promptly.
- Oversee tenant services and communications to achieve high customer satisfaction and retention.
- Work with the maintenance team to ensure that common areas and grounds are maintained.
- Ensures that the portfolio and individual communities meet the established operational, financial, and business performance goals.
- Attend to emergencies on-site outside of normal business hours if/when needed.
- Assist procuring and monitoring third-party vendors and the reporting on status of ongoing projects.
General Duties/Responsibilities
- Working hours M-F 9am to 5pm, no hybrid schedule
- Assist with the hiring, training/onboarding, scheduling, and management of on-site building staff.
- Work with management to prepare and maintain operating and capital budgets and support the implementation and execution of construction projects on site.
- Compile and ensure completion of construction punch lists including project close-out documentation.
- Process and track vendor invoicing via AIA documents, lien waivers, & contractor affidavits.
- Assist in reviewing contracts, vendors, staffing, and maintenance practices to identify expense reductions.
- Ensure optimal occupancy rates through targeted leasing efforts.
- Oversee maintenance programs to ensure properties are well-maintained and in compliance with regulations.
- Coordinate curing of FDNY, DOB, DOH, HPD, DEC, DEP, & LPC violations.
- Ensure properties comply with all relevant codes, laws, and regulations.
- Assist with the leasing process when necessary, including marketing and showings.
- Ensures that the appearance and physical aspects of the properties meet the Company’s and owner’s established standards through routine site and safety inspections and communicates concerns for the physical upkeep of each property in the portfolio.
- Identify and mitigate potential risks related to property management and ensure appropriate insurance coverage.
- Oversee turnover process of recently vacated floors to ensure quality results and timely completion.
- Additional operational tasks include monitoring and handling resident payments and collections with the accounting department, preparing accident and insurance claims, and scheduling tenant move-ins / outs.
Education And Experience
- Undergraduate degree
- 0-2 years’ experience
- Prior experience in management preferred but not required.
- Prior property management /project management experience a plus.
- Other customer service experience a plus.
Physical Requirements
- Must be able to sit and stand for extended periods of time.
- Must be able to communicate both on the phone and in person with our clients to resolve issues and manage the business.
- Talking and hearing occur continuously in the process of communicating with guests, supervisors, and other associates.
- Capable of working extended hours, including evenings, weekends, and holidays as necessary.
Wages & Benefits
- $70,000 - $80,000 annual salary

Required Skills/Abilities
- Familiarity with local real estate laws and regulations helpful but not required.
- Demonstrated ability to effectively lead and manage a team.

- Proficiency in MS Excel, PowerPoint and Word. Experience with Yardi, Procore, BuildingLink
- Knowledge of building systems and building maintenance preferred
