Key Responsibilities:
- Assist the Property Manager in developing and implementing resident retention and leasing strategies
- Step in to resolve resident issues when the Property Manager is unavailable
- Perform all duties of a Leasing Consultant as needed
- Collect rent, late fees, utilities, and other charges; ensure accuracy of resident ledgers
- Respond to resident inquiries about delinquencies and organize follow-up communications
- Attend eviction court and manage the eviction and lockout process in accordance with TAA regulations
- Conduct daily property walks and inspect vacant units
- Complete move-in and move-out inspections with residents
- Work with collection agencies to ensure proper handling of past tenant balances
- Answer incoming calls professionally and direct inquiries appropriately
- Respond promptly to resident concerns and maintenance requests
- Coordinate and oversee maintenance service calls
Supervisory Responsibilities:
- Assist with supervising onsite staff in accordance with company policies and legal requirements
- Responsibilities include training, task delegation, performance evaluations, employee recognition, and conflict resolution
Qualifications:
- Bachelor’s degree preferred; or equivalent combination of education and relevant experience (minimum 2 years)
- Leasing 101 certification is a plus
- Must possess a valid driver’s license and have reliable transportation
- Proficient in basic computer tasks and Microsoft Office (Word, Excel); ability to learn new software
- Strong verbal and written communication skills
- Proven ability to meet deadlines and manage multiple tasks
- Professional, solution-oriented, and resident-focused attitude
- Excellent interpersonal skills and the ability to maintain respectful relationships with colleagues, vendors, and residents
