A Real Estate Buyer Manager is responsible for identifying, evaluating, and securing
profitable real estate investment opportunities. They work closely with investors, developers,
and property owners to negotiate deals that align with company goals. This role requires strong
market analysis skills, networking abilities, and expertise in real estate negotiations.
Key Responsibilities:
1. Lead Generation & Deal Sourcing:
• Identify potential real estate investment opportunities through market research,
networking, and outreach.
• Build relationships with property owners, brokers, and wholesalers to source
off-market deals.
• Utilize various lead-generation strategies, including direct mail, cold calling, and
online marketing.
2. Market & Financial Analysis:
• Conduct property evaluations, including comps analysis, zoning regulations, and
development potential.
• Assess financial feasibility, including ARV (After Repair Value), ROI (Return on
Investment), and cap rates.
• Use financial models to determine profitability and risks associated with deals.
3. Negotiation & Deal Structuring:
• Negotiate purchase terms, seller financing, and creative deal structures.
• Draft and review purchase agreements, LOIs (Letters of Intent), and contracts.
• Work with legal teams, lenders, and investors to ensure a smooth transaction
process.
4. Transaction Management:
• Oversee due diligence, including property inspections, title searches, and legal
compliance.
• Coordinate with attorneys, appraisers, and contractors to facilitate closing.
• Ensure timely execution of contracts and closing documentation.
5. Networking & Relationship Management:
• Develop and maintain relationships with real estate professionals, including
agents, attorneys, and investors.
• Attend industry events, conferences, and networking groups to stay updated on
market trends.
• Build partnerships to secure future investment opportunities.
Qualification:
• Education: Bachelor’s degree in Real Estate, Business, Finance, or a related
field (preferred but not always required).
• Experience: 2+ years in real estate acquisitions, sales, or investment analysis.
• Skills:
• Strong negotiation and deal-making abilities.
• Knowledge of real estate laws, financing, and market trends.
• Proficiency in CRM software, MLS platforms, and financial modeling tools.
• Excellent communication, networking, and relationship-building skills.
• Licensing: A real estate license may be required, depending on the state and
company.
