Role Description:
The Acquisitions Analyst will play a key role in identifying, underwriting, and executing new real estate investment opportunities across multiple asset types and geographies. The role involves building and maintaining detailed Argus and Excel models, conducting thorough market and property-level research and due diligence, preparing investment memoranda, managing pipeline activity, and serving as a central point of communication both internally and externally across various departments. As a key resource for senior management, partners, and the broader team, the Acquisitions Analyst will contribute meaningfully to the firm’s growth and investment decisions by supporting the full lifecycle of the acquisitions process, from identification through closing.
Key Responsibilities:
- Prepare financial models, projections, and analyses on prospective property acquisition and development opportunities, including market analysis, lease analysis, budget creation, project scope, and return on investment modeling.
- Assemble and modify discounted cash flow projection models for an investment, utilizing Excel and Argus.
- Assist with all due diligence relating to new investments, including reviewing third-party reports, historical financial statements, leases, and market research.
- Conduct market research and analysis and communicate with market participants to produce underwriting assumptions and comparable data.
- Prepare investment abstracts and decks for presentation to Shareholders and third-party capital providers.
- Assemble and draft investment memos to be presented to Shareholders.
- Assist in structuring joint ventures, partnerships, and debt financing to support transactions.
- Liaise with legal, property management, development, and accounting teams to support the closing and transition of new acquisitions.
- Assist with financing and disposition transactions.
- Prepare and maintain weekly pipeline materials.
- Track and report on pipeline activity, market trends, and comparable sales to help inform strategy and deal evaluation.
- Support capital raising efforts by preparing materials and participating in investor meetings as needed.
- Prepare ad-hoc reports when needed.
- Assist with special projects as needed.
Candidate Qualifications:
- 2-4 years of experience in real estate investment analysis. Experience across various asset classes and in multiple markets is ideal.
- A bachelor’s degree specializing in real estate, business, finance, accounting, economics, or a related field is required.
- Demonstrated proficiency with financial analysis, underwriting, data analysis, and overall financial expertise.
- Strong analytical skills and ability to see the big picture.
- Comfortable working with data and able to quickly and accurately analyze and audit results.
- High level of professionalism.
- Ability to build strong relationships internally and externally.
- Strong multi-tasking, time management, and decision-making skills.
- Ability to set priorities and demonstrate strong organizational skills in day-to-day and long-term planning and execution.
- Excellent written and oral communication skills.
- Proficient in the use of computer software, including Argus and MS Office.
- Occasional travel required.
