Responsibilities -
- Bid and prepare all service contracts for execution to promote high quality and cost effectiveness of services. Gather and analyze contract bids, prepare bid analysis, and submit recommendations to Property Manager for review and approval.
- Monitor all building activities, especially all construction related projects including work being performed by tenants and/or Construction group. Act as liaison between vendors and Property Manager.
- Maintain daily contact with contractors performing work in the building.
- Process purchase orders and invoices for review by Property Manager, as required. Ensure all work is covered under a purchase order or contract.
- Prepare and/or assist in the review of monthly accruals, variance, reversals, payroll, and overtime reports.
- Assist Property Manager in preparing year-end/reforecast operating and capital budgets, as required.
- Coordinate tenant move-in/move-out notifications. Meet with new tenants and familiarize them with the Tenant Handbook, Building Policies and Procedures, Building Engines, and Life Safety Video.
Education and Experience
Bachelor’s degree (BA/BS) from four-year college or university preferred and a minimum of 2-4 years of related experience.
Certificates and/or Licenses
CPM or RPA professional designation or candidacy is preferred.
Communication Skills
Excellent written and verbal communications skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to respond effectively to sensitive issues.
Financial Knowledge
Advanced knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conduct advanced financial analysis.
Reasoning Ability
Ability to comprehend, analyze, and interpret complex documents. Requires analytical and quantitative skills. Other Skills and/or Abilities Intermediate to advanced skills in Microsoft Office Suite.
