Our client, a leading commercial real estate investment firm, is seeking an Investment Analyst to join the team. You will perform financial evaluations of property developments, acquisitions, dispositions, financing, leasing, and management. This role encompasses both the current portfolio and new opportunities, offering exposure to diverse real estate investments such as retail, mixed-use, multifamily, office, and healthcare properties.
- Conduct financial analyses for the evaluation and underwriting of acquisition and development opportunities, including Argus valuation models, Excel-based pro formas, cash flow projections, sensitivity analyses, and municipal incentive analyses.
- Analyze investment offering materials and gather relevant economic and market intelligence, such as lease and sales comparables, location analytics, and demographic data.
- Support equity and debt capital sourcing by preparing detailed financial models, presentations, and other deliverables for prospective investors and lenders.
- Assist in preparing investment committee memos for internal and third-party review.
- Manage due diligence on potential investments, including reviewing leases, operating information, legal documentation, and other investment-related details; touring properties; engaging with owners, brokers, and other stakeholders; and participating in tenant and service provider interviews.
- Collaborate with internal teams (leasing, asset management, property management, accounting) to validate and optimize underwriting assumptions for new opportunities.
- Conduct research and ad hoc analyses as required.
Qualifications
- 1-3 years of experience in commercial real estate investments, asset management, commercial banking, or investment sales, with at least 1 year focused on real estate development or acquisitions.
- Experience underwriting various property types, with a preference for retail, mixed-use, office, and healthcare.
- Bachelor’s degree
- Advanced financial and analytical skills, including proficiency in Argus and Excel, strong understanding of real estate investment metrics, and experience with joint venture modeling and distribution waterfalls.
