Position Mission:
The new Finance Controller’s mission is to own the month and year-end close with 30+ sets of books to GAAP standards and 100% accuracy. They will execute investor distributions and payroll with 100% accuracy. Drive efficiency, compliance, and team growth. Onboard properties, forecast cash flow (±5%), lead the EOS process, and be an incredible leadership team member.
Key Role Outcomes:
- Month End Close: Oversee, delegate, and complete the month-end close process within 10 business days, ensuring 100% financial accuracy and compliance with GAAP. Currently managing 22 sets of books
- Year End Close: Submit financial information to CPA (by Jan 15 for property-level entities, Feb 1 for fund-level entities) and ensure all firm taxes and 300 investor K1s are completed by March 15
- Financial Operations & Efficiency: Improve AP, AR, month-end close, and reconciliations to ensure scalable, repeatable, and audit-ready processes
- Quarterly Investor Distributions: Complete quarterly distributions with Red Cedar within the outlined deadlines (Q1-Q3: 31 days after quarter-end, Q4: 15 days after quarter-end) with 100% accuracy
- Team Development: Provide at least 5 hours of training and development per month to enhance team knowledge and skills
- Internal Controls: Set and monitor controls to ensure financial accuracy, reliability, integrity, and 0% fraud companywide
- Department Efficiency Improvement: Continuously improve accounting operations, focusing on accuracy, cost, and compliance
- Efficiency Example: Reduce Q2 AP invoice processing time by 10%
- Accuracy Example: Improve financial accuracy to 100%
- Onboarding New Properties (4-8 parks per year): Complete all opening entries, cost segregation studies, entity/software setups, utilities, property taxes, and compliance within 3 weeks of COE
- Collaboration with CFO: Forecast cash flow and finalize annual budgets by 11/15, ensuring weekly cash flow forecasting accuracy within a 5% variance
- Developing/Leading Strategy: Implement EOS at the finance team level (annual/quarterly/weekly), articulate finance strategies to leadership, and set team scorecards/goals
- Payroll: Ensure biweekly payroll is processed on time with 100% accuracy, meeting state compliance, inter-company reimbursement, and adjustment confirmations
Key Responsibilities:
- Accounting and Financial Management:
- Oversee all daily accounting operations, including accounts payable/receivable, general ledger, and bank reconciliations
- Individual property accounting, accounts receivables, tenant ledger maintenance, and property-related expenses
- Maintain accurate and timely financial reporting in compliance with GAAP
- Prepare and analyze monthly, quarterly, and annual financial statements
- Oversee quarterly distributions
- Collaborate and oversee finance team’s processes for acquisitions and dispositions
- Assist with the management of property assets
- Budgeting:
- Manage budgets in collaboration with department heads and property managers
- Monitor financial performance, identify variances, and recommend corrective actions.
- Cash Flow and Treasury Management:
- Manage cash flow to ensure adequate funding for operations and investments.
- Compliance and Internal Controls:
- Ensure compliance with all financial regulations, including tax filings and audits
- Develop, implement, and monitor internal controls to safeguard company assets
- Liaise with external auditors, tax professionals, and regulatory agencies.
- Team Leadership and Development:
- Lead and mentor the accounting team, providing training and professional development opportunities
- Foster a collaborative and high-performance culture within the finance department
- System and Process Optimization:
- Evaluate and enhance accounting systems, tools, and workflows to improve efficiency
- Oversee integration of property management and accounting systems
Qualifications:
- Bachelor’s degree in Accounting, Finance, or a related field
- 10+ years of progressive experience in accounting or financial management within property management or real estate
- Strong knowledge of GAAP and financial reporting standards
- Proficiency with property management accounting software, preferably Rent Manager
- Advanced skills in Microsoft Excel and other financial analysis tools
- Exceptional attention to detail, analytical skills, and problem-solving abilities
- Strong communication and interpersonal skills with the ability to collaborate across departments
- Experience managing and mentoring accounting teams
- Property management and real estate background is a MUST
Preferred Qualifications:
- Familiarity with real estate transactions, leases, and property-level financials
- Experience with corporate apartments or manufactured housing
- Experience in process improvement and system integrations
- Knowledge of tax regulations related to real estate and property management
