We are seeking an experienced and proactive Real Estate Asset Manager to join our team, focusing specifically on our industrial real estate portfolio. This role combines responsibilities for asset management, lender compliance, tenant and broker relations, budgeting, property tax management, and vendor oversight, along with hands-on oversight of maintenance, property operations, and contractor management. The successful candidate will possess strong interpersonal, analytical, and organizational skills, with the ability to manage multiple priorities efficiently, travel frequently, and proactively identify cost-saving opportunities.
Key Areas of Responsibility:
Asset Management:
· Ensure lender compliance through physical compliance/documentation and escrow tracking/recovery.
· Coordinate and conduct property tours, executing recommended improvements to enhance leasing.
· Maintain strong relationships with key tenant contacts and conduct regular site visits.
· Ensure tenant compliance with lease terms, particularly triple net (NNN) maintenance obligations.
· Manage tenant financial oversight and property financial obligations.
· Prepare annual true-ups and internal charge reconciliations.
· Manage property tax appeal processes.
· Oversee vendor compliance, focusing on HVAC systems and accurate billing.
Maintenance and Property Operations:
· Oversee property development, tenant build-out projects, and construction management.
· Manage all aspects of repairs, renovations, and general maintenance across the portfolio.
· Proactively identify and address maintenance needs and implement preventative strategies.
· Source, negotiate, and supervise contractors, ensuring timely, high-quality, and cost-effective service.
· Consistently identify and implement cost-saving measures through proactive maintenance.
Risk Management and Compliance:
· Ensure compliance with safety regulations, building codes, and other regulatory standards.
· Implement effective risk management practices to mitigate property-related risks.
Vendor and Tenant Coordination:
· Develop and maintain strong vendor relationships, negotiating competitive rates.
· Work closely with tenants to address maintenance and operational needs promptly.
Qualifications:
· Bachelor's degree in Real Estate, Finance, Business Administration, or a related field.
· Minimum of 5 years of experience in real estate asset and maintenance management, specifically industrial assets.
· Proven experience in construction management, lender compliance, lease management, and budgeting.
· Strong knowledge of property maintenance, contractor management, and cost control.
· Exceptional organizational, analytical, and problem-solving skills.
· Ability to travel frequently to proactively manage properties and address issues.
· Strong communication skills, capable of interfacing effectively with tenants, contractors, and stakeholders.
· Proactive, hands-on approach to asset management and property operations.
