Seven Oaks Management is seeking a motivated, relationship-driven Property Manager to lead operations across a portfolio of four adaptive reuse buildings in Atlanta’s West Midtown market. The portfolio is a blend of creative office, boutique food, and beverage focused retail and light industrial. This role is tenant facing and ideal for someone who moves comfortably between ownership-level conversations and on-the-ground execution. This role will serve as an ambassador for Seven Oaks Management representing the company, its client, and the assets.
Relationships
This position will report to the Senior Property Manager and will work closely with building engineers and the accounting team. The Property Manager will develop and cultivate collaborative relationships with all stakeholders including tenants, clients, building engineers, company accountants, leasing agents, and vendors.
Summary of Job Responsibilities
The Property Manager is accountable for the delivery of property management services to clients and tenants, effective administration of policies and procedures, and financial reporting. The person in this role is entrusted to exercise judgment within the framework of client guidelines, company policies and procedures, and budget parameters. This role will manage both the big picture and the small details — from business plans and budgets to vendor selection and community-building.
Specific Duties and Responsibilities
• Oversee the day-to-day operational management of buildings and grounds consistent with Seven Oaks Management policies and procedures, approved budgets and business plans, management direction, and third-party owner guidelines.
• Create property business plans and annual operating budgets.
• Deliver and manage tenant-focused relationship programs.
• Develop tenant awareness of property attributes, features, and neighborhood amenities.
• Participate in the selection and engagement of third-party suppliers and contractors. This includes negotiating service agreements, selecting contractors and suppliers, providing quality-control oversight.
• Draft and deliver monthly operating and financial reports.
• Make recommendations for portfolio initiatives with supporting data required to provide accurate assessments and support decision-making.
• Administration of tenant leases in compliance with document provisions.
• Perform financial management and record keeping activities.
• If charged to do so, collect rent and other receivables.
• Invoice tenants as required.
• Management of payables.
• Provide post-accident follow-up, including reporting, investigation, and liaison for insurance, legal, and incident prevention purposes.
Education/Training, Skills, and Experience Needed:
• Bachelor’s level degree (B.A. / B.S.) or equivalent from accredited college or university with successful completion of Business-related coursework. Other degree programs and equivalent combination of education and experience may be substituted.
• Two years of successful, professional property management experience with commercial office real estate assets. This experience may have been gained onsite at a property or in a staff capacity at a national or regional headquarters.
