GENERAL PURPOSE: Under the direction of the Vice President of Leasing, responsible for leasing specified properties in the company’s portfolio in accordance with the guidelines set forth in annual business plans for each property. Meet and exceed leasing objectives and provide timely reports and analysis to clients, other leasing team members and upper management. Also responsible for managing and implementing any and all software used by the Company.
KEY RESPONSIBILITIES/DUTIES: Reasonable accommodations may be made to allow differently-abled individuals to perform the essential functions of the job. Responsibilities include but are not limited to:
- Serve as a resource to internal and external customers.
- Cold call and canvass market and competitive centers for new retailers on a regular basis, providing follow-up in the form of re-caps, void analysis and input into CRM for outreach.
- Conduct market tours and negotiate with prospective tenants.
- Responsible for managing and utilizing software including but not limited to Smartsheet, YARDI, Creatio CRM, and Tableau.
- Work with project managers to track prospective deals in the lease process where applicable.
- Prepare Letters of Intent with rents at or above pro-forma and submit to management for approval.
- Meet or exceed all annual leasing assumptions.
- Participate in the strategic planning for merchandising and remerchandising plans as applicable.
- Team with the creative department in the development and implementation of marketing/leasing packages for properties.
- Produce and monitor ongoing competitive market information, including AI Placer and other mobile data analytics provided by our consultant.
- Prepare cost/benefit analyses to support leasing decisions.
- Work with the lease administrator and legal team to get leases into draft, provide direction on lease comments and support legal to ensure leases are fully executed in a timely manner
- Tour and merchandise prospective property acquisitions.
- Other duties as assigned.
MINIMUM QUALIFICATIONS: The following are the minimum qualifications which an individual needs in order to successfully perform the duties and responsibilities of this position. Please note that the minimum qualifications may vary based upon the department size and/or geographic location.
- Bachelor’s Degree.
- Minimum 5 years retail leasing experience required.
- Computer literacy with substantial knowledge of Excel.
- Knowledge of lease language and ability to interpret same.
- Good interpersonal, oral, and written communication skills.
- Demonstrated analytical, problem solving and critical thinking skills.
- Ability to work independently and meet deadlines.
