Job Description Summary:
This position provides legal and administrative review and processing of all Real Estate Department documents. Directly oversees/accountable for coordinating and tracking all legal real estate agreements, renewals, relocations, closures, and related real estate matters for all permanent and temporary shops, holiday locations, and other facilities.
This is an open-ended seasonal role with a 5-day onsite requirement.
The pay range for this position at commencement of employment is expected to be between $33 - $37 hourly, however, base pay offered may vary depending on multiple individualized factors, including market location, job-related knowledge, skills, and experience
Job Description:
1. Manage/review/conform documents with detailed accuracy, as directed by members of the Real Estate Department, including:

All real estate related documents for permanent location leases, amendments and addendums, and other miscellaneous forms as required.

License agreements for all temporary holiday locations and short-term storage license agreements.

Lease recaps/abstracts for all leased locations, both new and existing locations.

Maintaining all legal documents in the lease/real estate shared drives
-
Tracking timelines to communicate with landlords regarding all lease renewal options to extend lease terms within lease defined periods.

Correspondence, notices, demands, letter agreements, estoppels, subordination, and non-disturbance agreements related to real estate.

Gathering financial data associated with all new and/or renewed leased locations.
2. Partner and guide outside legal counsel to analyze and/or negotiate lease-related terms.
3. Partner with outside insurance brokers regarding compliance for lease related insurance terms.
4. Negotiate key lease terms with landlords and/or attorneys in compliance with all See’s required standard lease language.
5. Research and resolve property management issues through communication with See’s management teams and landlord representatives.
6. Partner with Regional, District Sales Managers and Real Estate Manager to secure adequate storage space.
7. Communicates directly with C-Suite level executives.
8. Provide support to Real Estate management, including but not limited to:

Verify receipt of all required documents for all leased locations.

Research and provide essential documentation to appropriate departments in a timely manner.

Resolve lease issues that may arise.

Notify management of rent commencement, rent increase dates, CPI calculations, tenant allowances, and lease termination dates.

Partner with the Maintenance Department regarding maintenance issues or requirements relating to new or existing leases.

Maintain updated list of all landlords contact information.

Review, organize and maintain all corporate Real Estate files for company-owned or leased locations.
9. Provide weekly progress reports showing updates for all projects/responsibilities.
10. Participate in trade conferences to gain industry-specific knowledge and establish/maintain relationships with other real estate professionals in the shopping center industry, and maintain ICSC Membership
11. Perform special projects as assigned by management.
12. Responsible for identifying opportunities to enhance technology and innovation that will improve departmental effectiveness.

Minimum Qualifications:
Minimum three years’ retail real estate experience with an established retailer or developer environment.
Proficient with Microsoft Office including Word, Excel, PowerPoint, and Teams; Workday and Tango-lease database experience desired.
Paralegal certification a plus!
Five years’ relevant work experience in simultaneously managing multiple projects, preferably in the leasing, real estate and/or retail fields.
Excellent oral and written communication skills; strong customer service skills. Willingly shares information in an open/honest manner with supervisor and peers.
Demonstrated ability to communicate positively with landlords and attorneys during lease negotiations.
Ability to work without direct supervision; demonstrated problem solving and decision-making skills.
Detail oriented; strong organizational skills and ability to manage multiple tasks.
Proven ability to learn new technologies quickly and manage change efficiently, proactively and in a positive manner.
