ABOUT BRASA CAPITAL MANAGEMENT
Brasa Capital Management (“Brasa”) is a West Coast focused real estate private equity firm pursuing opportunistic debt and equity transactions. Brasa manages over $1B of discretionary investment funds and separate account vehicles on behalf of its diverse base of institutional and private capital partners.
Brasa is currently seeking an Analyst to join its Investments Group. The candidate will work closely with the acquisitions team to provide support in acquisitions, asset management and investor relations functions. Primary acquisitions responsibilities will range from initial underwriting to closing transactions. Asset management functions will include overseeing leasing efforts and business plan execution. The position will provide exposure to all property types and all major MSAs across the Western US & Texas. The position is based in office in Los Angeles, CA (Century City).
KEY RESPONSIBILITIES / DUTIES
The Analyst responsibilities will primarily fall within these areas:
Transaction Evaluation
· Work directly with senior acquisition team to evaluate and underwrite potential opportunistic real estate acquisitions, joint venture investments, subordinate debt, and note acquisitions
· Compute, analyze, interpret and model investment return metrics such as return on cost (ROC), internal rate of return (IRR), and equity multiples in the Argus valuation model and verify results. Incorporate the mechanics of leases, operating expenses, tenant reimbursements, and capital expenditures
· Engage with external parties familiar with potential assets/markets and for due diligence processes (investment sales and leasing brokers, lenders, property managers, tax advisors, attorneys, appraisers, etc.)
· Travel with acquisition team to conduct on-site due diligence. Provide transaction support with respect to the review of due diligence materials, abstraction of leases, evaluation of operating expenses, and collection and dissemination of documents to lender and equity investors
· Prepare investment memorandums and other presentation materials for prospective acquisitions and capital raising effort
· Support fundraising, primarily through content for investor presentations
Portfolio and Asset Support
· Analyze and report on the financial performance of portfolio assets with financial model updates and periodic market data analyses for existing portfolio assets including deal tracking metrics and comparisons of actual results to pro forma
· Monitor leasing, capital and development plans and prepare business plan updates and valuation analysis for portfolio assets
Market Research
· Research general market and economic conditions – track market vacancies, absorption, rents, new construction – and summarize and disseminate developing trends that can inform acquisition and portfolio strategy
· Evaluate competitive buildings, relevant sale & lease comps, economic drivers and historic market rents.
· Compile, summarize and disseminate consolidated economic research reports quarterly
QUALIFICATIONS
· Bachelor's degree (BA/BS) from a top four-year college or university in a relevant field of study (business, finance, real estate, economics etc.). GPA over 3.5 required
· Ideally 1-3 years of experience at a top investment bank, management consulting firm, real estate, or private equity firm. Open to exceptional recent graduates with relevant internship experience.
· Proficiency of real estate cash flow modeling using Microsoft Excel and Argus
· Passion for investing and strong interest in real estate acquisitions

· Excellent written and verbal communication skills
· Detail-oriented with strong organizational and analytical skills
· Ability to prioritize and work independently and work well in a group setting
