Hirewell has been exclusively retained by a local contractor to search for a Real Estate Project Manager. This position, which can be held in a number of Major Florida markets, will be leading retail and Quick Service Restaurant (QSR) projects including ground up and renovation efforts.. Responsibilities include planning, permitting, site development, budgeting, scheduling, subcontractor management and client relations.
Qualified candidates have 5+ years of construction management experience with a preference to those with estimating experience. Competitive comp package includes remote flexibility, and bonus/profit in a really supportive and high energy environment. Ideal candidates will have General Contracting or Owner's Representative (Developer) experience .
Market Planning
- Partners with the Company Leadership in gathering and analyzing information on the potential of the market and each restaurant in assigned geographical area.
- Utilizes Development tools to strategically focus and prioritize actions to maximize market potential.
- Oversees Market Planning Research Initiatives. Utilizes advanced Market Planning analytical
- Ensures that portfolio databases are accurate and current.
- Plan layouts of structural architectural projects.
- Perform predesign services, such as feasibility or environmental impact studies.
- Gather information related to projects' environmental sustainability or operational efficiency.
- Reviews all sites analyzed and provides direction and recommendations.
- Works with Company Leadership to provide education on key success variables and provides feedback on restaurants deemed unsuitable for potential locations to improve quality of submissions. Actively reviews analysis post approval and post opening to understand abnormalities and document key learnings.
Site Development
- Prioritize development opportunities and ensure best use of capital (e.g., timing, funding and returns).
- Creates, manages, and executes the development plan to meet portfolio returns and goals.
- Ensures quality control standards for construction (e.g., cost, timing, site building design layout, specifications)
- Works with Restaurant Design to ensure consistency and apply development standards to
- optimize the site development processes (e.g., site layout, zoning, signage, building capacity)
- Monitors and controls the construction process by coordinating the efforts of others (e.g., contractors, attorneys, consultants, government agencies).
- Meet with stakeholders to review or discuss architectural drawings.
- Monitor the work of specialists, such as electrical engineers, mechanical engineers, interior designers, or sound specialists to ensure optimal form or function of designs or final structures.
- Negotiates terms and conditions of construction agreements (e.g., price, timing).
- Assembles and presents construction contracts packages to management for approval.
- Secures all required entitlements and approvals.
- Conduct periodic on-site observations of construction work to monitor compliance with plans.
- Prepare contract documents for building contractors.
Position Qualifications
- Bachelor’s degree in Business, Finance, Statistics, or a related field. MBA Preferred.
- An equivalent combination of education and experience may be substituted.
- 5 years’ work experience in site selection and GIS analysis within the retail or restaurant industry.
- Advanced GIS skills and experience using industry standard GIS software and mapping tools
- Specific experience with location planning, traffic drivers, and customer segmentation
- Familiarity with mobile GPS location data platforms and application to site selection
- Knowledge of financial metrics and accounting concepts.
- Advanced proficiency with Microsoft applications (Excel, Microsoft, PowerPoint, Access)
- Experience manipulating large data sets using scripts/coding language
- Ability to think analytically/spatially and make recommendations based on limited information
- Excellent written and verbal presentation skills; effectively communicate with Senior Management
- Able to multi-task, gather data from multiple sources, prioritize, and interpret data.
- Comfortable working under tight deadlines to provide quality deliverables
