ROLE: Vice President of Operations
REPORTS TO: CEO, President of Real Estate Development, & President of Real Estate Operations

Their primary area of investment is real estate, and they currently own and manage two million square feet of residential and commercial property in Boston, Salt Lake City, and southern New Hampshire. POSITION OVERVIEW:
As our Client transitions to in-house property management, they are seeking an experienced leader to serve as Vice President of Real Estate Operations. This pivotal role is focused on driving operational excellence, optimizing tenant experience, and ensuring financial performance. The role of the Vice President is not remote and will report to the CEO. S/he will work out of multiple locations in Utah, including their newest property in downtown Salt Lake City. This luxury, high-rise, multi-family development is known for its premium amenities, tenant-focused services, and innovative management practices.
POSITION SUMMARY:
1. Operational Leadership:
- Oversee the operations of all properties, including leasing, maintenance, tenant relations, and service requests.
- Develop and implement policies and processes to improve efficiencies and service delivery across the portfolio.
- Collaborate closely with the CEO and other leaders to ensure smooth day-to-day operations.
2. Financial & Asset Management:
- Work with the Asset Manager to develop and monitor property budgets, forecasts, and performance metrics.
- Identify opportunities to optimize NOI and control operational expenses.
- Provide regular financial reports and operational updates to ownership and key stakeholders.
3. Tenant Experience & Property Management:
- Drive a tenant-first culture by delivering best-in-class service and amenities.
4. Vendor & Technology Management:
- Manage relationships with key vendors and service providers, negotiating contracts to maximize value.
- Lead the implementation of property management software and other technology solutions to streamline operations.
- Ensure vendor and technology setups are aligned with project timelines and operational goals.
5. Team Development & Leadership:
- Build, mentor, and manage in-house property management teams, including leasing professionals and maintenance staff.
- Provide coaching and development opportunities to support staff growth and engagement.
- Foster a positive and collaborative workplace culture aligned with the company’s values and vision.
6. Compliance & Risk Management:
- Ensure all operations comply with local, state, and federal regulations.
- Proactively manage risks, including safety and insurance-related matters, to protect tenants and assets.
QUALIFICATIONS:
S/he will be successful if s/he meets the following qualifications, but more importantly, if s/he can exemplify our Client’s key values of open and courageous communication, risk-taking, and emotional maturity.
Skills, Qualifications, and Experience:
- 10+ years of experience in property management, real estate operations, or asset management, with at least 2-4 years in luxury multi-family or high-rise real estate.
- Proven leadership experience with the ability to manage and develop teams.
- Expertise in financial reporting and analysis, budgeting, and lease management.
- Experience with technology and vendor management in a real estate context.
- Exceptional interpersonal and communication skills.
- Strong negotiation, project management, and problem-solving abilities.
- Excellent organizational and problem-solving skills. A willingness to hop on the phone and make things happen is preferred.
- A degree in business, planning, or management is a plus.
