POSITION OVERVIEW:
As our Client transitions to in-house property management, they are seeking an experienced leader to serve as Vice President of Real Estate Operations. This senior leadership role combines strategic asset oversight with day-to-day property operations. The successful candidate will lead a dynamic portfolio of residential and commercial real estate properties, focusing on maximizing asset performance, enhancing tenant experience, and driving operational excellence. This person will be a key point of contact internally and externally, overseeing leasing, financial management, team development, vendor relationships, and property improvements. This person must have previous luxury, high-rise, multi-family experience, as their initial focus will be on leading the lease-up of their newest development in downtown Salt Lake City known for its premium amenities, tenant-focused services, and innovative management practices. S/he will work out of multiple locations in Utah, including this property.
KEY RESPONSIBILITIES:
Operational & Asset Management:
- Oversee the marketing, leasing, operations, and disposition strategies for a diverse real estate portfolio.
- Lead execution of business plans for each asset, including financial performance, lease-up strategies, and capital projects.
- Collaborate with internal stakeholders and external partners, including capital partners, property managers, and vendors.
- Assess property conditions and performance; recommend and execute improvements to maximize NOI and long-term value.
- Conduct and present hold/sell analyses, asset valuations, and budget forecasts.
- Monitor and enhance tenant satisfaction across all properties, fostering a best-in-class tenant experience.
- Lead risk management practices to ensure compliance with all relevant regulations and safety protocols.
Financial Strategy & Reporting:
- Prepare, review, and oversee annual budgets, reforecasts, and investment strategies for each asset.
- Analyze monthly financial results and identify areas for improvement; develop and implement action plans with property managers.
- Provide regular reporting to leadership and investment stakeholders on operational and financial performance.
- Assist with underwriting and due diligence for acquisitions and major capital projects.
Technology & Vendor Management:
- Oversee implementation and optimization of property management systems and software tools.
- Manage vendor relationships, negotiate service contracts, and ensure alignment with operational goals.
Team Leadership & Development:
- Build, mentor, and manage on-site and corporate property management teams.
- Foster a collaborative and high-performance culture aligned with company values and goals.
Skills, Qualifications, and Experience:
- 10+ years of experience in real estate operations, asset management, or property management, leasing.
- 4+ years of luxury, multi-family or high-rise residential real estate experience.
- Proven leadership experience with the ability to manage and develop teams.
- Proven track record of leadership in managing diverse real estate portfolios.
- Deep understanding of financial modeling, reporting, budgeting, and investment analysis.
- Proficient in financial tools such as Excel and Argus; experience with MRI, Yardi, or similar systems is a plus.
- Experienced in lease negotiation, vendor management, and technology integration in property operations.
- Exceptional judgment, problem-solving skills, and strategic thinking.
- Strong interpersonal, written, and verbal communication skills.
- Comfortable in entrepreneurial, high-accountability environments with a hands-on leadership style.
- Proven ability to proactively initiate and drive results through strategic outreach and effective communication.
- Bachelor’s degree required; Business, Finance, or Management is a plus.
