The Leasing Agent at Tradewinds in Hobe Sound, Florida plays a vital role in the successful lease-up and ongoing occupancy of our residential community. This position is responsible for handling the full leasing process from initial inquiry through lease signing, while also supporting tenant relations and ensuring compliance with housing regulations.
Essential Duties
Leasing & Marketing
- Meet with potential renters and guide them through the leasing and application process.
- Conduct apartment tours and follow up on leads.
- Prepare and process leasing documents in accordance with PRC policies and procedures.
- Manage tenant application processing and verification.
- Process new leases, lease renewals, transfers, and roommate promotions.
- Utilize Yardi for all leasing functions, including move-ins and move-outs.
- Conduct market studies as needed to support leasing strategies.
- Establish and work toward leasing goals (e.g., vacancy targets).
Tenant Relations & Customer Service
- Foster and maintain positive relationships with tenants.
- Address tenant concerns and provide excellent customer service.
- Support and manage social activities and events for residents.
- Make decisions regarding issue escalation and involve proper authorities as needed.
Property Management & Inspections
- Partner with the property superintendent for move-in/move-out walkthroughs.
- Handle property inspections, track apartment conditions, and coordinate necessary repairs.
- Ensure smoke and carbon monoxide detectors are up to date.
- Track, communicate, and resolve property issues.
Compliance & Legal Coordination
- Manage lease-related notices, including Notice to Quit.
- Ensure tenant compliance with renter's insurance requirements.
- Work with subcontractors and housing assistance programs (e.g., Section 8).
- Collaborate with the Legal department on potential legal actions.
- Coordinate with the Collections department to handle delinquencies.
- Remain informed on Fair Housing regulations and ensure compliance.
Administrative & Operational Support
- Collaborate with the Maintenance team to manage work orders and support property upkeep.
- Process property-related invoices.
- Maintain accurate records and documentation.
Work Schedule
- 10:00 am to 6:00 pm: Tuesday, Wednesday, Thursday, Friday, Saturday
Requirements
- Yardi experience preferred.
- Excellent interpersonal and customer service skills.
- Ability to work independently and collaboratively in a team environment.
- Familiarity with Fair Housing regulations is preferred.
- Experience with rental assistance programs (e.g., Section 8) is a plus.
Education And Experience
- Associate Degree preferred.
- At least two years of residential leasing experience required.
