LIHTC PROPERTY MANAGER -- MUST LIVE ON-SITE (Rancho Cucamonga, CA)
A property management company specializing in multifamily affordable housing is seeking an experienced on-site property manager for a 159-unit senior apartment community located in Rancho Cucamonga, CA. The Resident Manager is responsible, under the supervision of the Regional Manager, for all operations at the community, including, but not limited to, general administration, maintenance, directing on-site personnel, and managing resources to ensure a stabilized fiscal operation. The site is also supported by an Assistant Manager. The position is full-time, non-exempt. The right candidate will be energetic with excellent customer service skills. Experience in property management properties subject to Affordable Housing programs including LIHTC is required. Experience with projects with permanent supportive housing programs is preferred.
Responsibilities include:
- Adherence to Fair Housing Laws
- Providing Excellent Service with Great Communication and Interpersonal Skills
- Rent Collection
- Preparation of correspondence such as Rent Charges, Eviction Notices, 3-Day Notices, etc.
- Income and Asset Certification of all Residents Prior to Moving in and Annually Thereafter
- Maintaining Resident Files in Compliance with Established Company Policy and Agency Regulations
- Maintaining High-Occupancy Level
- Maintaining Confidentiality
- Enforcing Rules & Regulations for Reporting Employee(s) and Residents
- Repair & Maintenance Reporting and Follow Up
- Keeping the Property Clean and Maintained
- Responding to Emergencies
- Conducting and Managing Unit Inspections (possibly incl. TCAC and City Inspections)
- Completing Weekly/Monthly/Quarterly/Annual Reporting
- Maintaining Constant Communication with Corporate Office
- Maintaining Relationships with Local Government Agencies such as HUD, TCAC, etc.
- Traveling Occasionally to Corporate Office in Tustin, CA
- Upholding the Values and Principles of the Company

Experience:
- Multifamily Property Management under an Affordable Housing program where income and asset verifications and household income calculations are necessary (3 Years Experience REQUIRED)
- Has General Knowledge of Fair Housing and TCAC Regulations (REQUIRED)
- Experience with projects with Permanent Supportive Housing Programs (Preferred)
- Experience in a Senior Apartment Community (Preferred)
- Tax Credit Specialist (TCS) or Equivalent (Preferred)
- California Certified Residential Manager Certification (CCRM) or Equivalent (Preferred)
- Management of Periodic Unit Inspections (Preferred)
- Personnel Management Experience (Preferred)
- Yardi Voyager Experience (Required)
- Microsoft Office Experience (Required)
Salary and Benefits:
- $23.00 - $25.00 per hour, depending on experience
- Includes 2-Bedroom/1-Bathroom Apartment, Utilities Included (MUST LIVE ONSITE)
