We are seeking a Director of Site Acquisition for a high growth Data Center client to drive the expansion of its U.S. portfolio. This leader will play a pivotal role in sourcing, evaluating, and securing strategic sites for hyperscale and multi-tenant developments, while also supporting M&A diligence, asset underwriting, and portfolio growth.
This is a key executive role responsible for leading all aspects of site acquisition from market intelligence and site sourcing to land negotiations and due diligence across critical U.S. markets. The ideal candidate brings deep data center real estate experience, strong broker and developer networks, and the ability to partner with internal teams on acquisitions, JV structures, and strategic investment decisions.
Key Responsibilities:
- Lead end-to-end site acquisition strategy across U.S. data center markets
- Identify greenfield, brownfield, and redevelopment opportunities aligned with power, fiber, and regulatory feasibility
- Conduct and oversee all diligence activities (zoning, environmental, utilities, etc.)
- Partner with legal and finance on land control, purchase agreements, and closing execution
- Support M&A activity with real estate review, asset evaluation, and integration planning
- Build and maintain strong industry relationships with developers, brokers, utilities, and municipalities
- Collaborate cross-functionally with design, engineering, development, and executive teams to align site strategy with business goals
- Track industry trends, land pricing, and competitor activity to guide strategic planning
Ideal Candidate Profile:
- 10+ years of real estate or site development experience with at least 5 years in the data center sector
- Proven success securing and delivering large-scale data center sites across the U.S.
- Strong background in land acquisition, zoning, utilities, and entitlements
- Experience supporting M&A due diligence and asset integration in a real estate or infrastructure setting
- Deep understanding of the technical and regulatory requirements for mission-critical infrastructure
- Executive presence and ability to present to senior leadership, boards, and investment partners
- Highly networked across the data center, commercial real estate, and utility ecosystem
- Comfortable with travel to project sites and strategic markets (50%)
