Your challenges include:
- Operational Oversight: Ensuring all properties are well-maintained, safe, and presenting at their best by regularly checking in with property managers and maintenance teams.
- Leasing and Occupancy: Monitoring leasing activity, market rents, and occupancy rates to maximize revenue and maintain high occupancy levels.
- Financial Management: Managing budgets, rent rolls, and financial performance, including approving leases and rent increases, and monitoring utility usage.
- Maintenance and Renovations: Overseeing maintenance operations, managing renovation projects, and ensuring timely turnover of units.
- Vendor and Contract Management: Communicating with property managers about vendors, approving contracts, and managing service agreements.
- Legal and Compliance: Handling evictions, negotiating tenant buyouts, and ensuring compliance with local laws and regulations.

Responsibilities:
Operational Oversight:
- Regularly check in with property managers to ensure buildings are well-maintained, safe, and presentable.
- Monitor maintenance activities and manage maintenance costs, ensuring timely completion of tasks and adherence to budget.
Leasing and Financial Management:
- Oversee leasing activities, including approving applications and leases.
- Monitor delinquency rates and manage rent collection processes.
- Review and approve rent increases, ensuring alignment with market rates.
- Prepare and manage property budgets, monitor P&L statements, and ensure financial goals are met.
Maintenance and Renovations:
- Oversee renovation projects and unit turnovers, managing timelines and expenses.
- Communicate with property managers about construction plans and progress.
- Approve maintenance and renovation costs, ensuring quality and budget compliance.
Vendor and Contract Management:
- Manage vendor relationships, approve service contracts, and oversee landscape, repair, and CapEx projects.
- Ensure all service contracts are up-to-date and meet the needs of the properties.
Legal and Compliance:
- Handle eviction processes, including communication with lawyers and deciding on eviction or negotiation strategies.
- Ensure compliance with local laws and regulations, including rent registration and energy benchmarking.
Team Leadership:
- Hire, train, and mentor property managers and staff, fostering a positive and productive work environment.
- Approve timesheets and manage staff hours, ensuring efficient workforce management.
Reporting and Communication:
- Conduct regular property visits and inspections, providing feedback and suggestions for improvement.
- Coordinate lender and insurance inspections, ensuring all requirements are met.
- Provide variance comments and suggestions in property management reports.
