Culver Franchising System is looking for a Real Estate Manager to provide support to the restaurant development process. In this role, you will lead the development and implementation of the real estate marketing plan and guide new and existing franchisees in their desire to open new Culver’s locations. You will use your industry insights and real estate planning savvy to identify and promote new markets. While aligning with regulatory compliance, this person will prioritize cultivating successful relationships with franchisees to inspire Culver’s values and philosophies and enable successful expansion of the brand. The ideal candidate resides near a major airport in one of the following states: Illinois, Ohio, Pennsylvania, Georgia, Kansas, Missouri, Indiana, Kentucky, North Carolina, South Carolina, Florida, or Texas and includes 50% travel by car or plane.
Essential Functions
- Develop and Implement the Real Estate Marketing Plan
- Use industry insights and commercial real estate knowledge to create and maintain development plans for new and existing markets
- Provide input on the recommendations on the development of potential new territories
- Oversee, provide research and analysis, and contribute recommendations for territory and site criteria
- Manage Real Estate Development and Planning for Approved Franchisees
- Generate Site Approval Package for franchise and Culver Franchising System consideration
- Present recommended territories and site locations to Real Estate Committee for approval
- Guide franchisees in their search for suitable locations
- Provide demographic and other critical information to franchisees using tools such as ESRI and SiteZeus
- Advise franchisees and candidates of due diligence, permitting challenges and requirements, and aid in identifying solutions
- Manage and Cultivate Relationships – represent the Culver’s culture and values in all interactions with internal and external stakeholders
- Develop, enhance and maintain positive business relationships with franchisees and franchisee candidates
- Respond promptly and effectively with franchisee candidates on inquiries on real estate development
- Partner with operations and other key departments to strategically plan for the best cross-functional support of growth goals for existing and new franchisees
- Develop, enhance and maintain positive relationships with real estate and development community
Required Qualifications
- Bachelor’s Degree in Real Estate or related field
- 3-5 years experience in the restaurant/retail development real estate industry or equivalent combination of education and experience
- Able to travel 50% of the time including overnight stays
- Possess a valid Driver’s license and an acceptable driving record
- Strong negotiation and relationship management skills
- Resides near a major airport in one of the following states: Illinois, Ohio, Pennsylvania, Georgia, Kansas, Missouri, Indiana, Kentucky, North Carolina, South Carolina, Florida, or Texas
