Position Summary
Manages, drives, and plans all aspects of the assigned real estate portfolio and project needs from financial performance to building relationships with customers. Responsibilities includes driving the day-to-day property management, leasing, development and planning of all aspects of the designated real estate portfolio including assets in and around the container, general cargo, petroleum and chemical bulk storage and transfer terminals related to marketing, showings, negotiations, lease structuring, lease drafting, lease renewals, lease terminations, rent collections, lease monitoring, customer service, utility transfers, property acquisitions and dispositions, land, warehouse, liquid bulk storage and export terminal development, submerged property management, leasing and development and all other issues related to the management and optimization of the designated assets in the portfolio.
Key Responsibilities/Duties
- Facilitate and administer for the financial performance, management, marketing and leasing of the assets in the portfolio.
- Lead title review and examination of variety of recorded instruments including deeds, easements, restrictions of record, Rights of Way, mineral interests, surface estates, fee estates, contract documents, surveys, title vesting and metes and bounds matching surveys to legal metes and bounds descriptions, etc.
- Oversee Rights-of-Way land acquisitions for rail, roads, petroleum, chemical pipelines, utilities, storm drainage, and communications lines, etc.
- Draft from lease and contract templates the appropriate deal structures, rights of entry documents, licenses, easements, restriction documents or other documents as required and finalizing documents for review by various internal stakeholders and Legal department.
- Oversee the acquisition and disposition of other real properties as assigned by Senior Director - Real Estate, including negotiating real estate contracts, review of appraisal, survey, and all title work including title policy and closing statements and facilitating all necessary signatures by the Chief Commercial Division or appropriate signatories.
- Prepare all requests for purchase orders for appraisers, survey companies, title companies and other contractors or consultants as necessary to execute portfolio performance.
- Assist the Senior Director - Real Estate in various departmental duties, including but not limited to, negotiations, showing lease properties, attending meetings, preparing reports, researching, meeting with internal departments, extracting historical information from the Real Estate department database and managing records retention practices, etc.
- Analyze and forecast annual and quarterly departmental budget reports, including extensive cash flow modeling and net present value modeling and re-forecasting quarterly financial performance.
- Perform property management and land development duties of certain real estate assets within the portfolio, including interfacing with tenants on a frequent basis relating lease obligations including environmental, safety, security, operations, delinquencies etc. as required.
- Manage all leases, rights of entries, licenses and other contracts and monitor in Real Estate JDE module.
- Present and speak publicly at various meetings and conferences to discuss Port Houston property with stakeholders.

Education/Experience
- Bachelor’s degree in business administration, Real Estate, Industrial or Maritime real estate or related field from an accredited public or private institution required
- 5+ years of related corporate real estate or assets experience handling a large portfolio preferred, concentration in Industrial or Maritime real estate a plus
- Previous experience with submerged property, petroleum, and Petro-Chemical storage, and import/export terminal ling a plus
- 5+ years lease and sale negotiation and financial structuring experience preferred
- 5+ years of title examination experience preferred
- Texas State Real Estate Broker’s or Sales License preferred
Knowledge, Skills, Abilities And Behaviors
- Proficient knowledge of MS Office, Excel, PowerPoint, Word and JD Edwards
- Proficient knowledge of title review and examination of variety of recorded instruments including deeds, easements, restrictions of record, Rights of Way, mineral interests, surface estates, fee estates, contract documents, surveys, title vesting and metes and bounds matching surveys to legal metes and bounds descriptions, etc.
- Knowledge of real estate contracts, laws and procedures
- Knowledge of State of Texas Water Code
- Knowledge of property management, property sales, industrial or commercial sales and leasing
