Are you a seasoned real estate professional with a passion for industrial property strategy and execution? TCI is seeking a Real Estate Asset Manager to lead the stewardship and strategic expansion of our national property footprint. This is a unique opportunity to join a privately held, family-owned enterprise with a $120MM real estate portfolio supporting over 4,000 transportation assets across North America.
Our industrial facilities—including 20 owned terminals and 9 leased sites—are the backbone of TCI’s transportation ecosystem. As we look to scale operations and transition to a fully owned real estate model, this role will be instrumental in guiding site acquisition, property performance, and long-term value creation.
- Conduct market research using sources like CoStar, brokers, and in-person scouting to identify acquisition targets aligned with trucking and trailer support functions.
- Evaluate opportunities and lead negotiations with sellers and brokers, ensuring all deals meet operational needs and financial goals.
- Partner with legal and finance teams to execute timely, due diligence-backed transactions.
- Develop and implement strategies to add 2–4 strategic locations annually while transitioning leased properties to owned facilities.
- Identify and evaluate investment-only industrial deals that enhance portfolio value.
- Oversee daily operations and maintenance across TCI’s real estate portfolio, coordinating with our internal General Contractor.
- Ensure properties meet zoning, environmental, and safety standards.
- Manage tenant relationships and executive-level lease negotiations.
- Monitor financial performance across properties, support budgeting, and implement cost-saving initiatives.
- Experienced: 5–7+ years in industrial real estate, asset management, and acquisitions with a demonstrated ability to execute transactions and manage operational assets.
- Strategic & Analytical: You understand industrial real estate drivers and can assess ROI, lease performance, and development potential with clarity and precision.
- A Strong Negotiator & Leader: You’re skilled at communicating with stakeholders from brokers to tenants to executives, and know how to drive value in every deal.
- Operationally Minded: You balance high-level vision with a hands-on approach to asset and facility operations.
- Bachelor’s in Real Estate, Business, or related field required; MBA or advanced degree preferred.
- Deep familiarity with industrial markets, leasing, and transaction execution.
- Proficient in property and portfolio management tools.
- Willingness to travel for site visits and property assessments.
- Base Salary: $140,000–$170,000, based on experience
- Performance Bonus: 20–25% of base salary, depending on experience and results
