Associate, Asset Management Operations
Our client is partner-owned real estate focused principal investing firm that launched a Build to Rent platform across the Southeast USA in 2023. They have tied up a significant amount of land and are forming their core team to successfully expand the platform. They are currently one of the largest and fastest-growing firms in the SFR/BTR space!

What you’ll do:
- Responsible for the overall operations of each community in the portfolio.
- Provide direction to 3rd party property management leadership teams and will be accountable for your portfolio’s overall business results which include an emphasis on customer service, employee performance, and the implementation of corporate initiatives.
- Monitor a wide array of performance metrics, implement strategies to meet operational and leasing goals, analyze and respond to changing market conditions, identify expense management opportunities and identify other areas for improvement.
- Make regular site visits (properties are spread throughout Mid-Atlantic / Sunbelt regions)
Responsibilities:
- Assist with the development, implementation and adjustment of each community’s business plan.
- Assist with identifying the best property management firms for each community.
- Assist VP with preparing each community rollout schedule to ensure management and marketing strategies are in place well before units are delivered.
- Assist the acquisition team with operational proformas and market analysis.
- Conduct property visits/inspections and provide updates to management on operations and resident satisfaction.
- Conduct regular site visits as needed to include but not limited to review of: comparable properties, existing on-site personnel, curb appeal, status of ongoing construction, common area, and vacant unit inspections.
- Preparation and maintenance of weekly reporting for pipeline and management meetings.
- Ensuring property managers provide superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation and profitability.
- Making recommendations on revenue enhancement with your thorough understanding and analysis of competition and development of creative marketing programs.
- Assist VP with major vendor contracts and pursue portfolio wide expense reductions through vendor bidding.
- Work collaboratively with property management teams to identify challenges and recommend timely and effective solutions.
- Assist in monthly loan draw and unit closing process across the portfolio as needed.
- Assist in preparing quarterly investor reports as well as quarterly and annual valuations.
- Work with other SFR team members to provide updates to investors on asset level performance and projections on an ad-hoc basis.
- Perform monthly financial reviews which include creating strategies to enhance the performance of the asset, exceed budgeted and underwritten cashflow.
- Participate in weekly or bi-weekly calls with property management teams to monitor performance at the property level.
- Assist in the evaluation, tracking and reporting of value creation opportunities.
- Maintain a deep working knowledge of each market and submarket which shall include both competing properties, sales comparables and new potential supply.
- Participate in investment committee meetings.
- Availability for up to 75% travel as required.
What you’ll need:
- Bachelor’s Degree
- 5+ years of relevant experience related to property management in the multifamily sector (BTR/SFR preferred)
- 5+ years of experience working with Yardi and Microsoft Excel
- Direct experience negotiating and overseeing performance of vendors (maintenance, capital projects, etc)
- Experience performing monthly financial reviews.
- Proven problem-solving abilities and positive, upbeat attitude.
- Must be willing to travel to development and construction sites throughout the Southeast USA.
