About the Role:
Gerber Realty is seeking a Senior Commercial Real Estate Agent with a proven track record in the Houston market to grow our office. Ideally an agent with a niche in at least one of these sectors: industrial, retail and office including buyer and tenant representation, leasing, acquisitions, and dispositions. This role is ideal for a seasoned professional with a minimum of 4 years of commercial real estate experience who is looking for a more personalized, high-impact and entrepreneurial environment where they can take their career to the next level.
· 4+ years of experience as commercial brokerage sales
· Existing Houston-area relationships
· Professional image and persuasive communication skills
· Strong work ethic and high integrity
Responsibilities:
- Represent clients in transactions, including buyer and tenant representation, leasing, acquisitions, and dispositions.
- Conduct market research and analysis to provide clients with strategic insights and opportunities, such as summary reports, proposals and status updates.
- Prepare proposals, review and negotiate contracts and agreements with a focus on securing the best outcomes for clients.
· Maintains accurate and up-to-date information in company databases.
· Generate new business opportunities through networking, prospecting, and referrals thru relationship building.
· Accompany prospective clients to property sites to discuss property features, leasing rates, and terms.
· Gather and coordinate materials necessary for transactions such as listing agreements, representation agreements, commission agreements, leases, and sales agreements.
· Maintains current knowledge of market conditions, property values, and legislation that may affect the real estate industry.
Qualifications:
· Bachelor's Degree (BA/BS) from four-year college or university required
· Active Texas Real Estate License with minimum 4 years of CRE industry experience.
- Proven track record of successful transactions in at least one of these sectors: industrial, office, retail, and land sectors, including buyer and tenant representation, leasing, acquisitions, and dispositions (required).
- Deep knowledge of industrial, office, and retail transactions, including buyer and tenant representation, leasing, acquisitions, and dispositions.
- Strong negotiation, sales, and relationship-building skills.
- Self-motivated with the ability to manage transactions independently and put in the time and effort for long-term success.
- Excellent communication and presentation skills with proficiency in computer skills and knowledge of office software packages.
- Ability to think strategically and creatively to find the best solutions for clients.
