What You’ll Be Doing
✓ Oversee fix-and-flip and apartment renovation projects from start to finish
✓ Hire, manage, and, when necessary, replace general contractors and subcontractors
✓ Conduct regular site walks (2–3 times per week) to ensure work is on track and up to code
✓ Review bids, negotiate contracts, and manage project scopes, budgets, and payment schedules
✓ Coordinate permits, inspections, and city code compliance
✓ Track project timelines, costs, and progress with organized documentation and internal systems
✓ Communicate directly with property managers and internal team members on updates and expectations
✓ Maintain control over quality, budget, and schedules to ensure every project hits its benchmarks
We’re Looking for Someone Who...
✓ Has 3–5 years of project management experience, preferably in residential renovations or fix-and-flip
✓ Understands the nuances of working with existing distressed properties (not just new construction)
✓ Can manage contractors and navigate local codes and permitting processes confidently
✓ Is tech-savvy, especially with Excel, Google Drive, PDF tools, and project tracking systems
✓ Thrives in a fast-moving environment and doesn’t need hand-holding
✓ Is local to San Diego (within ~30 minutes of Mission Valley preferred)
✓ Doesn’t mind working with a lean team—no HR department, just real work and real results
✓ Has strong communication skills, a sharp eye for detail, and isn’t afraid to make tough calls
✓ Bonus: You own rental properties and understand the investor mindset—but don’t have current side businesses that take time away from full-time focus

Compensation & Benefits
