Position Overview:
Our client is looking for a highly motivated worker with a willingness to learn and continue to grow an expertise in the real estate market in South Florida. The position will support the overall needs of the department and report directly to the members of the Finance team (CFO, VP of Finance and VP of Acquisitions). Work will be in-person and located at the firm’s headquarters in Miami.
Responsibilities:
Acquisitions:
- Work on the analysis of land development opportunities for their highest and best use considering zoning restrictions, setbacks, density, FAR, etc.
- Perform due diligence, financial modeling and overall underwriting of diverse real estate investment opportunities that align with the financial objectives and risk appetite of the company
- Conduct market research and prepare sales and rental comps analysis for various types of assets to complement and support the financial analysis. Gather, update, and synthesize data from various public sources (miamidade.gov, miami-dadeclerk.com, Multiple Listing Service, internet research, etc.), and summarize / communicate conclusions for internal and external presentations.
- Prepare communications summarizing deal analysis for internal decision making among the FIG executive team. Be able to project key metrics such as IRR, equity multiple, return on cost, break-even point, sensitivity analysis, etc.
- Assist in the drafting, review, and negotiation of legal documents such as term sheets and purchase and sale agreements.
Debt Financing:
- Prepare loan memorandums or presentations to seek financing
- Assist in external presentations to lenders
- Assist in drafting, reviewing, and negotiating legal documents such as term sheets and loan agreements
- Assist in gathering all due diligence items for lenders
Capital Raising:
- Prepare external presentations for potential investors
- Assist in preparation of all legal documentation for investors
- Assist in presentations and closing investors
- Prepare recurring investor reports summarizing the status of ongoing FIG projects
Project Financial Management:
- Update project budgets and cash flows
- Support VP of Finance & CFO in additional financial management tasks
Qualifications:
- Minimum 2 years (preferably 3) of professional experience working in Real Estate Finance for an institutional broker, fund, bank or developer.
- General understanding of real estate finance and its impact on capital structure.
- Extremely comfortable working with Excel; sufficient proficiency with Presentation-related software such as PowerPoint, Keynote, Google Slides, etc.
- Bachelor’s degree in Business, Economics, Finances, and/or Real Estate.
- Languages: Strong English communication skills (ideally as a first language); Spanish as a secondary language would be a plus
