Position Overview
Reporting to the Managing Director, Acquisitions, the Analyst will play a critical role by supporting the acquisitions team in the identification and analysis of industrial investment opportunities.
This position will be based in our Dallas office and is not a remote position.
Responsibilities
- Financial Analysis: Assist in the financial analysis and underwriting of potential acquisition opportunities utilizing Excel and Argus Enterprise software. Prepare cash flow models that will be utilized to value real estate investments.
- Market Research: Provide market research support utilizing online, internal and external resources. Data aggregation as well as assimilation will be required. Stay current on industry trends and maintain thorough market awareness in targeted markets through direct research and review of third-party research. Provide trend analysis to leadership for white papers and presentation materials.
- Transaction Execution: Preparing investment committee memoranda for recommended acquisition opportunities. Assist in transaction due diligence by collecting, reviewing, and summarizing property reports, leases, and other due diligence documents. Assist with transaction closings.
- Asset Management: Manage the transition of assets between the acquisitions and asset management team. Assist with portfolio performance reviews and monitor capital improvement progress. Make recommendations using Buy/Sell analysis.
- Pipeline Management: Track potential acquisition opportunities by ensuring tracker is updated with deals currently being evaluated. Prepare for the weekly pipeline meetings and present opportunities to the acquisition team.
- Investor Relations Resource: Perform ad hoc investor requests and due diligence questionnaires. Support team with co-investor solicitation and due diligence.
- Ad-Hoc Tasks: Serve as a resource for other departments. Help answer questions relating to prior acquisitions. Ensure Navigator CRE is updated with the latest sale comps and perform a quarterly competitive set update. Network and collect information from the market including sourcing from national and local brokers on a weekly basis.
Essential Qualifications
- Bachelor’s degree in, finance, real estate, economics, or related field preferred
- 1-2 years in financial analyst role within the commercial real estate field and experience in the industrial sector is preferred
- Basic understanding of financial mathematics preferred (e.g., rates of return/IRR; MOIC/ROE calculation; bond math; basic debt financing mechanics/amortization; JV waterfall economics; et al.)
- Strong Excel, Word, and PowerPoint capabilities, including building and proofing financial models and real-time, fast-paced note-taking on deal-related meetings/calls
- Experience with real estate analysis tools including Argus Enterprise and CoStar
- A general understanding of commercial real estate terms and investment principles
- Knowledge of primary industrial markets throughout the U.S.
- Motivated and results-driven with strong work ethic and team mentality
- Excellent written and oral communication skills
- Strong mental math skills (preferred and will serve candidate well)
- Strong creative problem-solving skills
- Ability to travel domestically as needed (5-10%)
- Eventual ability to manage a small (1-3) summer analyst class
