As we continue to scale, we are seeking a Business Unit Leader (COO) to oversee and optimize our multiple state operations but based in the Tampa/Sarasota market.
Job Summary:We are looking for a dynamic, results-driven Business Unit Leader (COO) to spearhead our multiple state operations, ensuring operational efficiency, business growth, and financial performance. This role requires a strong leader with a background in real estate development, construction, property management, or private equity, who can implement scalable systems, drive execution, and hire and manage high-performing teams.
Key Responsibilities:Strategic Leadership & Execution- Develop and execute business strategies to drive revenue growth and increase operational efficiency.
- Oversee day-to-day operations across multiple divisions, including property management, development, acquisitions, and construction.
- Establish and maintain KPIs, OKRs, and financial performance metrics to track business health.
- Work closely with the CEO to execute the long-term vision and strategic expansion plan.
Operations & Process Optimization- Develop, implement, and optimize internal systems and workflows to ensure seamless execution across all divisions, including acquisitions, development, construction, and property management.
- Oversee the integration or management of technology platforms, including Go High Level (GHL) CRM, Doorloop (property management software), and QuickBooks (accounting software) to streamline operations and improve efficiency.
- Create standardized operating procedures (SOPs) for key business functions, ensuring consistency and scalability as the company grows.
- Enhance reporting structures and performance tracking, establishing clear KPIs and accountability measures across all teams.
- Implement cost control measures and process improvements to drive profitability and operational efficiency.
- Ensure regulatory compliance with local, state, and federal laws related to real estate development, leasing, and construction.
- Coordinate cross-functional teams in multiple states, ensuring alignment with corporate goals and operational excellence.
- Improve communication channels within the organization to enhance collaboration and execution speed.
Financial & Business Performance- Manage P&L, budgeting, forecasting, and cost control for multiple operations.
- Identify opportunities to increase revenue streams and improve bottom-line performance.
- Work closely with capital partners, lenders, and investors to secure funding and drive growth.
Leadership & Team Development- Build, mentor, and lead a high-performing team in the Florida region, as well as our out of state operations.
- Foster a strong company culture aligned with KNG’s core values and mission.
- Lead cross-functional teams across leasing, acquisitions, development, and construction.
- Oversee and coordinate operations across multiple states, ensuring that all teams align with company objectives and execute strategies effectively.
- Implement structured reporting and accountability systems to maintain control and performance across different markets.
Growth & Business Development- Identify, underwrite, and manage acquisitions of real estate assets, ensuring alignment with the company’s investment strategy.
- Assist in underwriting deals, evaluating financials, market conditions, and risk factors to support sound investment decisions.
- Develop and eventually lead an acquisitions team, creating systems and processes for sourcing, analyzing, and closing deals.
- Support the expansion of office, multifamily, retail, and other asset classes, driving long-term portfolio growth.
- Act as a key representative of KNG in the Florida market, maintaining strong relationships with stakeholders, investors, and government officials.
Qualifications:Required:- 7+ years of leadership experience in real estate, development, construction, property management, or private equity.
- Strong financial acumen, experience managing P&L, budgeting, and investment planning.
- Proven track record in scaling businesses and leading operations at a senior level.
- Hands-on leadership style – able to be both strategic and execution-oriented.
- Strong experience in process improvement, team management, and operational efficiency.
- Experience working with CRM systems, workflow automation, and tech-driven processes.
- Knowledge of real estate financing, investment structures, and deal analysis.
- Based in the Tampa/Sarasota area or willing to relocate.
Preferred:- Experience in multifamily, office, or mixed-use development.
- Strong network in the Florida real estate and investment space.
- Experience raising capital, working with institutional investors, or leading acquisitions.
