Key Responsibilities
- Daily Operations: Manage the day-to-day operations of commercial properties, ensuring exceptional tenant service and seamless operations.
- Maintenance Coordination: Oversee maintenance requests and vendor services to uphold property standards.
- Lease Administration: Handle aspects of lease management, including tracking lease terms, renewals, and ensuring compliance with contractual obligations.
- Financial Oversight: Monitor rent collections and manage accounts payable/receivable
- Property Inspections: Assist property inspections and coordinate improvements to optimize property performance.
- Budgeting & Forecasting: Support the development and monitoring of property budgets and forecasts.
- Regulatory Compliance: Ensure adherence to local regulations, industry standards, and company policies.
- Contract Oversight: Manage and review vendor contracts for essential services including HVAC, fire & life safety, landscaping, and snow removal, ensuring all terms are met with high performance and safety standards.
- Vendor Relations: Cultivate strong relationships with service providers, facilitating clear communication and prompt resolution of any service issues.
- Negotiation & Renewal: Assist in negotiating competitive contract terms and lead the renewal process to ensure cost-effectiveness while maintaining quality standards.
- Performance Monitoring: Regularly evaluate vendor performance against contractual obligations, implementing improvements as needed.
- Compliance & Budgeting: Collaborate with the finance team to ensure all vendor services align with budget requirements and adhere to local regulations and industry best practices.
Qualifications
- Experience: 2+ years in property management, real estate, or a related field.
- Accounting Knowledge: Candidates must demonstrate a strong understanding of basic accounting principles, including budgeting, financial record-keeping, and account reconciliation.
- Technical Skills: Familiarity with lease administration and property maintenance procedures.
- Software Proficiency: Experience with property management software (Rent Manager, AppFoilo, Yardi, MRI, or similar platforms) is a plus. Microsoft Office Products
- Communication: Strong verbal and written communication skills paired with excellent problem-solving abilities.
- Multitasking: Proven ability to manage multiple priorities in a fast-paced environment.
- Certification: A real estate license or relevant industry certification is advantageous.
