Head of Asset Management – Constellation Real Estate Partners (Dallas or Houston)

The Head of Asset Management is a critical role at Constellation Real Estate Partners. The scope of the role includes leadership of an asset base that is currently $1.3 B and expected to grow to $3-4 B in the next three years. This person will work closely with internal partners (i.e. regional teams, accounting, and development management) and external stakeholders (i.e. customers, brokers, property management, equity partners, and lenders) to optimize the value of our assets, manage/mitigate risk, develop/utilize reporting tools, deepen key relationships and enhance Constellation’s brand. This person will be a key contributor to strategy development/execution at Constellation. General responsibilities will include, but are not limited to:
RESPONSIBILITIES:
• Leasing & Customer Relations:
o Collaborate with regional teams and brokers to set leasing/marketing strategy, drive occupancy, negotiate lease terms, and maintain strong customer relationships.
• Property Management:
o Manage Constellation’s national property management provider to establish & ensure Constellation’s standards of excellence in property conditions, customer experience, and financial reporting processes are followed.
• Business Planning/Financial Reporting:
o Analyze asset-level financial performance, including income statements, operating expenses, and capital expenditures.
o Develop annual operating budgets and present asset performance updates to senior management and investors.
o Conduct hold/sell analyses and provide strategic recommendations on asset disposition
• Risk Management & Compliance:
o Manage Constellation’s risk management at the property level with a focus on mitigating risk in a cost-competitive landscape.
o Ensure properties comply with relevant regulatory, legal, and lender requirements
• Recruiting and Leading:
o As the asset base expands in breadth and depth, recruit, lead, and manage a national team with high-performance expectations of superior local knowledge and relationships
QUALIFICATIONS / SKILLS:
• Meaningful experience with industrial leasing, structuring, and execution for optimized value
• Deep relationships in industrial real estate with customers, brokers, and other key market participants
• Relationship-focused, customer service oriented
• Strong analytical skills for reporting, strategy formation, and execution
• Strong written and verbal communication skills
• Travel is required for market reconnaissance, industry events, and relationship development
• Comfort with the accelerated growth & ambiguity of a start-up environment combined with enjoyment of problem-solving opportunities
