Asset Manager
Job Overview
We are seeking a highly skilled and motivated Asset Manager to oversee and optimize our investment properties. The ideal candidate will possess a strong background in multi-family operations and asset management, pricing, managing renovation and capital expenditure programs, and financial and cash flow management objectives of the property. This role requires a keen understanding of target market knowledge and strategies to maximize asset performance.
Duties
- Manage and execute property business plan as agreed with senior management
- Oversee property managers and hold them accountable to key performance indicators.
- Provide oversight and direction to property management teams, including property management accountants, to ensure accuracy and timeliness of management reporting, such as weekly operating reports, rent rolls, financial statements, and capital trackers.
- Maintain business plan analytical model
- Conduct Site visits and write reports on site visits
- Regular review of pricing, traffic, unit availability and market strategies including market channels
- Understand and manage renovation and capital programs
- Prepare asset management reports and regular business plan review
- Provide guidance to analyst on tracking renovation and capital costs
- Lead the loan draw process with finance
- Strategic oversight of each asset and any changes required to business plan in response to market and other items
- Property budgets review and finalization with senior management
- Analyze historical and current period financial statements, together with annual budgets and reforecasts, for variances and trends.
- Review and analyze property management, construction management, and asset management fee calculations.
- Track lender requirements and ensure compliance with reporting and operating covenants.
Qualifications
- BA or BS degree from an accredited institution, preferably in real estate, finance, business, accounting, economics, or related area. Must have strong academic credentials.
- Proven experience in multi-family asset management roles for 5-8 years.
- Travel to properties will be required.
- Previous experience in multi-family properties in Texas and Atlanta would be a plus
- Strong analytical skills with proficiency in risk analysis and financial modeling.
- Understanding of financial statements, real estate and accrual basis accounting, valuations principles, and the property budget process.
- Experience with financial modeling with an understanding of basic finance concepts such as NOI returns, cash flow returns, internal rate of return, and discounted cash flows.
- Computer proficiency with a working knowledge of Microsoft Excel, PowerPoint, and Word. Proficiency with Yardi, Entrata, AIRM, or other property management software is preferred but not mandatory.
- Strong writing skills as well as verbal interpersonal/communication skills.
- Organizational skills and attention to detail, with the ability to prioritize and manage multiple projects simultaneously.
- Ability to function both in a team-oriented setting and independently.
