We’re looking for a Real Estate Operations Assistant to join our growing team and help make this mission a reality.
Position Overview
As a Real Estate Operations Assistant at Rivers Ridge Capital, you will play an integral role in supporting our daily operations. You’ll be working in a fast-paced, hands-on environment, coordinating with various contractors, managing project timelines and budgets, handling tenant communications, and more.
This role is ideal for someone who thrives in a variety of tasks and is excited about contributing to the transformation of neighborhoods and homes. No two days will be the same, and we’re looking for someone who’s adaptable, organized, and eager to learn.
Core Responsibilities
- Project Coordination & Oversight: Visit active renovation sites weekly to ensure that projects are on schedule and meet quality standards. Communicate regularly with contractors and vendors to monitor progress.
- Vendor & Contractor Management: Negotiate contracts, order materials, and coordinate deliveries to ensure the timely completion of projects within budget.
- Financial Management: Track project budgets, monitor expenses, and provide weekly updates on project progress. Assist with maintaining financial oversight to ensure that projects stay within scope.
- Tenant Relations & Leasing: Market rental properties, help draft leases, and assist with tenant onboarding, including deposit collection and move-ins.
- Maintenance & Repairs: Direct and manage tenant maintenance issues, coordinate repairs with contractors, and ensure issues are resolved quickly and efficiently.
- Property Inspections & Management: Conduct property inspections for prospective acquisitions, rental properties, and active renovation projects to ensure compliance with company standards.
- Operational Support: Manage keys, lockboxes, and other property-related materials. Hire and oversee vendors for special projects as needed.
Skills & Qualifications
- Experience: Some experience in real estate, property management, or construction is preferred, though a strong interest in the industry and willingness to learn is equally valuable.
- Tech-Savvy: Experience with software like Innago, Google Sheets, or Podio is a plus but not required.
- Problem Solver: Must be adaptable and resourceful in navigating challenges and finding creative solutions.
- Attention to Detail: Must be highly organized with the ability to track multiple projects and tasks simultaneously.
- Communication Skills: Ability to communicate effectively with contractors, tenants, and vendors, both in writing and verbally.
- Mobility: Must have access to reliable transportation, as you will be traveling to various properties throughout Cuyahoga County.
- Tech Requirements: Must have a laptop and reliable Wi-Fi to manage daily tasks and communication.
