THIS IS A FULL-TIME EMPLOYEE POSITION) A Westside Los Angeles Real Estate Development company is seeking a highly motivated and experienced Director of Real Estate Development and Entitlement Executive to lead the design, development and entitlement of complex, impactful, community focused, real estate development projects. Candidate will be responsible of ensuring successful project design and engineering, land use approvals, and entitlements through collaboration with government agencies, community stakeholders, and internal teams.
Responsibilities:
- Entitlement Strategy Development:
Craft comprehensive entitlement strategies, including all planning, zoning, and building and safety approvals and permits by navigating local land use regulations and political landscapes. Extensive knowledge of the State of California density bonus and housing incentive programs an absolute must.
Build and maintain strong relationships with key officials, governmental agencies, and community leaders to advocate for project approvals and address concerns.
- Public Outreach and Community Engagement:
Facilitate public meetings, presentations, and community outreach initiatives to garner support for development proposals.
- Development Team Recruitment:
Lead the recruitment of necessary development team, including, but not limited to, architect, structural engineer, civil engineer, surveyor, soils engineer, and environmental consultants.
- Development Scope Creation:
Manage the design process through the creation of detailed scopes of work for the design, development, and entitlement consultants and ensuring compliance with the approved scope of work.
Oversee and coordinate the work of architects, engineers, legal counsel, consultants, and other project team members to ensure timely completion of design and entitlement phases of the projects.
- Permitting Process Management:
Manage the submission, review, and approval process for all necessary permits and applications, including environmental assessments and site plan reviews.
Identify and proactively address potential legal, environmental, and regulatory risks associated with development projects.
Qualifications:
- Bachelor's degree in Urban Planning, Real Estate, Law, or a related field.
- 10+ years of experience in real estate development, with a strong focus on land use entitlements and permitting processes, especially State of California density bonus and housing incentive programs.
- Proven track record of successfully navigating complex zoning and permitting procedures working with all City of Los Angeles departments, specifically Planning, Zoning/Subdivision, Building and Safety, and Engineering.
- Excellent communication and interpersonal skills to effectively engage with stakeholders at all levels.
- Deep understanding of local land use regulations, environmental laws, and development guidelines.
- Demonstrated ability to lead cross-functional teams and manage multiple projects simultaneously.
Job Type: Full-time
Pay: $150,000.00 - $160,000.00 per year
